BTO Key Collection in 2026–2027: Choosing a Mattress for Your New Home

BTO Key Collection in 2026–2027: Choosing a Mattress for Your New Home

Your keys are coming. Somewhere between the ballot result and the day you actually stand in an empty flat, there is a long list of decisions — flooring, carpentry, the sofa, the fridge. The mattress usually ends up near the bottom of that list, which is a shame, because it is the one thing in the flat you will use for eight hours a night, every night, for the next decade.

This guide is about getting that decision right without rushing it. No countdown, no pressure — just the practical timing, sizing and delivery questions that come up when you are furnishing a new HDB flat.

When to Start Shopping

About two to three months before key collection is the sweet spot.

That sounds early, but it lines up with how a new flat actually comes together. By then you know your completion window, you have floor plans, and you are already talking to an interior designer or contractor. You have time to visit a showroom on a quiet weekday, lie on a few mattresses properly, and go home and think about it.

Shopping after you have the keys is the more common route, and it works — but it usually happens in the middle of renovation, when you are exhausted, decision-fatigued, and just want something delivered by Friday. That is how people end up with a mattress chosen in fifteen minutes.

Shopping too early has its own snag: if your flat is still eighteen months out, your renovation plans and even your bedroom layout may still change.

A reasonable rhythm:

When What to do
6–12 months before keys Browse. Get a feel for firmness levels and what a realistic budget looks like.
2–3 months before keys Visit showrooms properly. Decide on size and model.
Around key collection Confirm your delivery date once renovation dates are firm.
After renovation Take delivery into a finished, dust-free bedroom.

Sizing for an HDB Bedroom

This is where most new homeowners get caught out. A mattress that looked modest in a showroom can swallow a bedroom whole.

Standard Singapore mattress sizes:

Size Dimensions
Single 91 × 190 cm
Super Single 107 × 190 cm
Queen 152 × 190 cm
King 182 × 190 cm

And the rooms they go into. In a typical 4-room BTO flat, the master bedroom runs somewhere around 11–12 sqm and the common bedrooms around 7–8 sqm, before you account for the wardrobe, the window and the door swing.

What that means in practice:

  • Master bedroom, 4-room flat: a Queen fits comfortably and leaves walking space on both sides. A King fits in many master bedrooms, but check the wall you plan to put the bed against — once you add a bedside table and a wardrobe with sliding doors, the room can get tight fast.
  • Master bedroom, 5-room flat: a King is usually comfortable.
  • Common bedroom: a Super Single is the realistic maximum in most. A Queen will physically fit in some, but often at the cost of the wardrobe.

Two things worth doing before you commit: mark the mattress footprint on your floor plan, and remember that a bed frame adds roughly 5–10 cm on each side beyond the mattress itself. A divan base adds less than a frame with a headboard and side rails.

Timing Delivery Around Renovation

The single most useful rule: the mattress comes in last.

Renovation is dusty. Cement, sanding, painting, carpentry installation — none of it is kind to a new mattress, and a mattress wrapped in plastic in the corner of a room being painted is still absorbing the smell of that paint. Schedule delivery for after the carpentry is installed and the flat has been cleaned.

The practical problem is that mattress stock does not always wait for your renovation schedule, and renovation schedules slip. Two ways round it:

  1. Buy now, schedule delivery later. Most showrooms, ours included, will hold your purchase and deliver on a date you confirm nearer the time, usually with a down payment. That locks in the model you tried while leaving the delivery date flexible.
  2. Confirm the date once carpentry is done. Not when renovation starts — when the built-ins are in. That is the point where schedules stop moving.

Also worth checking before delivery day: lift access and lift lobby dimensions if you are on a high floor, and whether your ID still has a key to the flat.

Trying Mattresses in the Showroom

Fifteen minutes in a showroom tells you more than a week of reading reviews. Firmness is genuinely subjective — the same mattress is "too soft" and "too hard" to two people of different weights and sleeping positions.

How to test properly:

  • Lie down for at least ten minutes. Not sit. Lie down, in the position you actually sleep in. The first thirty seconds tell you almost nothing.
  • Bring your partner. If two people sleep on it, two people should test it. Different weights settle into a mattress differently, and motion transfer between sides is something you can only feel with someone else on the bed.
  • Bring your own pillow if you can. Pillow height changes how a mattress feels at the shoulders and neck.
  • Sleep on your side? Check your hips and shoulders. A mattress that is too firm leaves a gap under your waist; too soft and your hips sink out of line.
  • Ask about the base. A mattress on a slatted frame feels different from the same mattress on a divan.

Wear comfortable clothes. Take your shoes off. Nobody minds.

If You Are Furnishing in Tengah, Woodlands, Tampines or Jurong

A lot of the flats completing over 2026 and 2027 are in Tengah, Woodlands, Tampines, Jurong West and Jurong East, Bukit Batok, Choa Chu Kang, Yishun and Punggol, with a handful closer to town in Kallang/Whampoa, Toa Payoh and Queenstown. If you are somewhere in that wave, our showrooms at IMM in Jurong East and City Square Mall on Kitchener Road are the easiest to reach from the west and north, and Plaza Singapura, Takashimaya, Isetan Scotts and Marina Square cover the centre and east.

Bring your floor plan. Our sleep specialists can talk through what fits your bedroom before you choose a model, and if you are collecting keys in 2026 or 2027, ask about our BTO promotion — it may apply to your purchase.

Frequently Asked Questions

How long before key collection should I buy a mattress?

Two to three months before key collection is a good window. You will have your completion date and renovation plans by then, and you can buy without rushing. You can always schedule the delivery for later.

What size mattress fits an HDB master bedroom?

In a 4-room flat, a Queen (152 × 190 cm) fits comfortably in most master bedrooms. A King (182 × 190 cm) fits many, but check the layout against your wardrobe and bedside tables first. In a 5-room flat, a King is usually comfortable.

Can I buy a mattress before my renovation is finished?

Yes. Buy when you have tried the mattress and know it is right, then schedule delivery for after renovation and cleaning are done. Most showrooms will hold the purchase with a down payment and deliver on a date you confirm nearer the time.

Should the mattress be delivered before or after renovation?

After. Renovation dust, paint fumes and carpentry work are all bad for a new mattress. Take delivery once the built-ins are installed and the flat has been cleaned.

How long should I lie on a mattress when testing it?

At least ten minutes, in your usual sleeping position. If you share a bed, test it together — weight and motion transfer matter, and you can only judge those with two people on the mattress.
